Tenants Stay at Diuna

More companies have decided to extend their leases in the Diuna office complex, part of the portfolio of Syrena Real Estate. Colgate-Palmolive Services Poland and LUX MED, which has expanded its operations with the Harmonia Mental Health Clinic, both remain in the heart of Warsaw’s Służewiec district. 

LUX MED Group, a leading provider of private medical services in Poland, has not only extended the lease for its Medical Centre of over 880 sq. m but also opened the Harmonia Mental Health Clinic, which occupies an additional 270 sq. m. The new facility addresses the growing demand for specialist mental health care. Patients can use convenient forms of consultation: face-to-face visit, telephone consultation, or video chat. The new counselling centre will offer consultations with a psychiatrist and psychologist for children and adults, therapy and psychotherapy for individuals, couples and families, support groups and psychological diagnosis, such as autism spectrum disorders or ADHD diagnosis.

Colgate-Palmolive Services Poland has also decided to continue its lease. The shared services centre of the leading global manufacturer of products for oral care, personal care, hygiene products, cosmetics and pet nutrition has been leasing the office space in the complex at 7 Taśmowa Street since 2008. The company has now extended its lease at the Diuna complex for a further term. 

Both companies, LUX MED and Colgate-Palmolive Services Poland, have been tenants of Diuna for years, and the extension of their leases in our complex confirms its status as a first-class business centre. Equally important — their presence also highlights our shared values: innovation, health, and social responsibility. Veterio Animal Clinic Opens in Diuna

Our office complex in Warsaw’s Służewiec district will host another health care facility – one for animals. Diuna, part of the portfolio of Syrena Real Estate, will be home to the Veterio clinic created by LuxVet Group. The modern treatment facility will occupy an area of more than 2,200 sq. m. It is scheduled to open in September 2024.

LuxVet Group supports the transition of the Polish veterinary care industry through acquisitions and investments in the development of existing veterinary care facilities and synergistically linked providers of value added services to the industry. LuxVet has nearly 50 clinics and outpatient clinics in its portfolio and is the largest consolidator of the veterinary market in Poland. The Group’s mission aiming to raise the standards of work and quality of services in the veterinary sector is supported with capital by three investment funds managed by Oaktree Capital Management, L.P., Cornerstone Investment Management, and INVL Baltic Sea Growth Fund.

The Veterio clinic on Taśmowa Street in Warsaw is a state-of-the-art 24/7 animal treatment facility with an emergency unit, an intensive care unit, and specialist wards. Veterio will occupy more than 2,200 sq. m on two levels of Building A. The medical facility is divided into two main departments. The 24/7 emergency department with an intensive care unit will be responsible for emergency and critical cases. The referral ward will comprise specialist sub-departments: surgery, orthopaedics, cardiology, neurology, ophthalmology, dermatology, endoscopy, imaging, internal medicine, and anaesthesiology. Oncology and dentistry will be added in the future. The facility is being outfitted with high-end equipment (including MRI, CT scanner, and X-ray) enabling advanced surgical and diagnostic procedures to be performed under one roof. However, basic veterinary procedures will not be performed there.

Veterio is a centre for advanced veterinary care modelled after multi-specialist animal hospitals of the world. It is one of the most modern veterinary facilities in this part of Europe. A team of experienced veterinary doctors and technicians will provide our patients with the best possible medical assistance. Cooperation with surgeries and clinics across the country will allow us to create a support network for animals which require specialised treatment and diagnostics,” said Piotr Zajączkowski, President of LuxVet Group.

The presence of the Veterio clinic in Diuna is another step in our complex opening up to different customer groups. Inclusivity has been one of our top priorities in the modernisation process. Diuna triumphs at CEEQA 2024

Diuna, the flagship project of PineBridge Benson Elliot and Syrena Real Estate, has been honored with the ESG Champion Building title at the prestigious CEEQA 2024 gala. This recognition is a testament to the efforts in ecology, social responsibility, and management, as well as a confirmation of the continuous evolution in the commercial real estate industry.

Diuna, formerly known as Marynarska Business Park, has undergone a comprehensive transformation, becoming a model of modernity and sustainable development. Its revitalization not only changed the image of the complex but also raised the standards of energy efficiency and user comfort. Diuna has been adapted to current market standards, and the introduced changes included, among others, the revitalization of external areas and the reconstruction of the entrance lobbies of the four buildings. A concrete parking area of 6,000 sqm has been transformed into a publicly accessible park with 50 trees, 96 species of shrubs, a stream, and an educational pavilion. Thanks to the revitalization, it was possible to significantly reduce the carbon footprint and increase the attractiveness of the complex for tenants.

The main designer of the new version of Diuna is MJZstudio Architectural Studio, and the interiors were designed by Łoskiewicz Studio. The reconstruction was carried out by Reesco Group, and project management was provided by cmT Sp. z o.o.

Green Caffè Nero Opens at Diuna

This summer, Green Caffè Nero will open at the Diuna office complex. The café will occupy a 200 sq. m space.

Green Caffè Nero is an independent European premium coffeehouse. The brand was created by combining the experience of Warsaw’s Green Coffee and the international Caffè Nero chain. Today, it operates 68 cafés in Warsaw, 7 in Kraków, and 5 in Wrocław. Since opening its first café in 2012, Green Caffè Nero has remained true to its founders’ mission: a true café should be the centre of local life, a place where a cup of freshly brewed coffee, friendly and professional staff and interior design make everyone feel at home. The décor of each café is co-created by Polish artists and craftsmen, from the staircase to the finish of the bar. The café interior is based on natural materials: wood, stone, and metal. Comfortable furniture, a hand-carved and individually designed bar, hand-moulded brick tiles create the unique atmosphere of each café.

From the very outset, Green Caffè Nero’s aim has been to create a space that is warm and comfortable, good for meeting friends, working or simply observing life going on around you. Diuna is an excellent example of revitalising an office space and giving it many new functions. I am very pleased that our next 82nd café will open there. I believe that the green open space of Diuna will attract local residents and office workers. We can’t wait for our baristas to make their first espresso here. The new Green Caffè Nero outlet will occupy 200 sq. m of space on the ground floor of Building D, with direct access from Taśmowa Street and from the new green patio of the complex. This strategic location will provide easy access for employees of the Diuna complex as well as residents and visitors to Służewiec. Customers will enjoy a wide range of offerings: freshly baked baguettes in various flavours, artisanal sandwiches, a variety of lunch menus, and a wide selection of homemade cakes, pastries and baked goods.  There will, of course, be no shortage of excellent specialty quality coffee.

Eurocash Stays at Diuna for Longer

Eurocash Group is staying at the Warsaw office complex Diuna for the next few years. Eurocash has signed a lease for four floors in Building A at Diuna, totalling nearly 4,600 sq. m.

Eurocash Group is a leading wholesale distributor of FMCG products, arranger of franchises and partner systems, and a business and technology partner for local grocery stores in Poland. Nearly 16,000 franchise and partner shops operate under the brands owned by Eurocash, including the well-known Delikatesy Centrum, Inmedio and frisco.pl.

Eurocash has been headquartered at the office complex in Warsaw’s Służewiec district since 2016.

More companies choose Diuna

Two more companies have become tenants of Diuna, part of the Warsaw portfolio of Syrena Real Estate and PineBridge Benson Elliot. Intrum has leased nearly 370 sq. m and Carrier Chłodnictwo about 500 sq. m in the complex on Taśmowa Street. In addition, WDX has extended its lease for nearly 500 sq. m of space.

Intrum is an industry leader in debt management. It offers a full range of services covering late receivables and finance solutions based on debt collection. The company has been a member of the Association of Financial Companies (ZPF) in Poland since 2015. Intrum has taken up almost 370 sq. m of space at Diuna.

Carrier Chłodnictwo, a leading provider of turn-key high-capacity refrigeration systems and food distribution services, has moved from Konstruktorska Business Centre to the complex on Taśmowa Street. The company is committed to improving refrigeration technology through sustainable product and process development and improving sales through technological innovation. In Europe, it operates in more than 20 countries. The new headquarters at Diuna will occupy an area of approximately 500 sq. m.

WDX, which has been present in the office building on Taśmowa Street for more than 10 years using an area of more than 470 sq. m, has decided to stay at Diuna for longer. WDX has for 30 years been providing technical equipment for internal logistics: warehouse automation, racking installations, and forklifts. It provides consultancy and advisory services and offers comprehensive project planning, equipment, and optimisation of customers’ warehouses. WDX engineers design and produce proprietary solutions for the automation and autonomisation of logistics and industrial facilities, integrate technologies, equip warehouses with internal transport systems.

JDE Peet’s joins Diuna

Diuna office complex has welcomed a new tenant – JDE Peet’s (JDEP). The company has taken 900 sqm in the Warsaw office building. Warsaw-based design studio BIT Creative is responsible for the interior design of the new office. 

JDE Peet’s is the world’s leading pure-play coffee and tea company, serving approximately 4,100 cups of coffee or tea per second. JDE Peet’s unleashes the possibilities of coffee and tea in more than 100 markets with a portfolio of over 50 brands including L’OR, Peet’s, Jacobs, Senseo, Tassimo, Douwe Egberts, OldTown, Super, Pickwick and Moccona. The new tenant occupies 900 sqm in Diuna. JDE Peet’s was represented by Colliers in the commercialization process.

The office complex in Warsaw’s Służewiec district has been brought up to current market standards, and the changes made included revitalizing the outdoor areas and remodeling the entrance lobbies of the four buildings. The 6,000 sq.m. concrete parking lot was transformed into a into a public park with 50 trees, 96 species of shrubs, a stream and an educational pavilion. In addition, new co-working spaces and a conference center with a meeting and exercise room have been introduced. The complex has also been equipped with a new bicycle zone with full infrastructure for single-track enthusiasts. In the process of modernization at Diuna office complex, a number of solutions were introduced that significantly improved its energy efficiency. Carbon dioxide concentration-dependent ventilation control, VAV ventilation systems and airflow control have had a significant impact on reducing carbon dioxide emissions, which were reduced by 827 tons in 2023Diuna has also achieved certifications: BREEAM In-Use in the new v6 system at Excellent level, Well HSR and WiredScore at Silver level.

The main designer of the new look of Dune is architectural studio MJZ, the green project was developed by iGreen Landscape Architecture, the design of the new interiors is the work of Loskiewicz StudioReesco Group is responsible for the remodeling, and cmT is responsible for project management.

New interiors and a bespoke art collection for Diuna complex

The renovated lobbies of Diuna office buildings, designed by Anna Łoskiewicz, showcases four new common areas, four large sculptures, and a notable art collection. Like the modernization of the patio, the interiors of Diuna feature the use of ecological materials, a number of which are fully or partially recycled. The total renovated area of the four entrance lobbies, including the new conference centre and bicycle area, spans over 1,200 sqm. The Reesco Group was responsible for undertaking and overseeing the transformation.  

The modernization of Diuna office complex in Warsaw’s Służewiec district encompassed both the external area of the development and the common areas of its four buildings. The redesigned entrance halls in Diuna are the work of designer Anna Łoskiewicz from Łoskiewicz Studio, who also designed the new bicycle zone and the overall visual identity of the development.  

The Diuna lobbies have been transformed into a contemporary and functional space for meetings and work, incorporating new designs, furnishings, materials, and lighting. The common areas are equipped with a modern access control system and have been tailored to accommodate the needs of individuals with disabilities. Furthermore, multimedia information terminals have been installed throughout all lobbies to assist in navigating the facility. The main reception of the complex is situated in the B office building, located on the Taśmowa Street side of the complex. This location also features a new conference centre where tenants have access to four conference rooms, covering a total of 250 sqm. The largest room can also be utilized as a space for tenants to exercise after work hours. The interior decor features bright colours, soft fabrics, and designer furniture. Additionally, environmentally friendly CLT wood, known for its high durability, was used in the project, notably for the construction of the reception desk in the main hall of the complex. An intriguing element in the arrangement of the space in lobby C is the inclusion of a fireplace, adding a visually warm touch to the room.  

The Diuna lobbies feature a prominent visual element in the form of large sculptures created by combining a mezzanine with a pillar. While the constructions are not identical, they share a common motif, contributing to the harmony and flow of the interiors and providing a backdrop for further spatial arrangement. In addition to the sculptures, the walls of each lobby are rendered in a special natural clay plaster, characterized by its thick structure. This type of plaster helps maintain consistent humidity in the space, absorbs pollutants, and substantially enhances the acoustics of the space.  

The reconstruction of Diuna’s interiors aligns with the principles of sustainable development. Within the complex’s common areas, former elements have been reclaimed, renovated, and seamlessly integrated into the new design. This includes preserved stone floors, refurbished woodwork with updated colours and finishes, as well as the retention of glass barriers, handrails, and vintage lobby lamps. Additionally, the materials utilized in the common areas of Diuna are obtained from recycled sources. 

Guided by ESG values, we strived to select materials that are fully or partially sourced from recycling. Some of the furniture is crafted from boards derived from plastic waste, which are ground and processed to create durable furniture and decorative items. This unique material possesses an organic character reminiscent of stone and can even be illuminated. Additionally, we have designed carpets for all lobbies, printed on a base partly composed of old fishing nets,” explained Anna Łoskiewicz, the designer of Diuna’s common areas

The Diuna Art Collection is a hallmark of Diuna, featuring works by both Polish and foreign artists that enhance the common spaces across the four buildings. Each lobby showcases pieces by a different artist, aligning with the comprehensive overall concept of the entire complex. In lobby B, “Góry dla Warszawy” (the “Mountains for Warsaw”) collection by Jan Dziaczkowski reflects the artist’s profound affection for the mountains and imaginatively portrays Warsaw in a mountainous setting. In lobby C, there are works by Nikodem Szpunar that create an abstract landscape. Szpunar utilizes a specially designed brush to paint infinite and interpenetrating forms, which complement the architectural sculpture situated in the lobby. Meanwhile, lobby D features Sofia Hannah Dunkelberg‘s “Ribbon”, a metal installation that juxtaposes smoothness and softness with sharpness, angularity and weight, questioning conventions and challenging the societal norms and roles attributed to us as individuals. In addition, the art collection includes “Różowa Syrenka” (the “Pink Mermaid”) in lobby A, a neon sign by Maurycy Gomulicki dating back to 2013. This piece seamlessly integrates with the lobby’s theatrical ambiance, blending neon pink elements with the artist’s profound fascination with the iconic figure of the Warsaw mermaid, an intrinsic part of the capital’s backdrop.  

The transformation of the office complex on Taśmowa Street is a collaborative effort between Syrena Real Estate and PineBridge Benson Elliot. The original modernization program for the project encompassed three key areas: the exterior spaces and surroundings of the buildings, the entrance halls of the four office buildings, and enhancements to the ventilation, heating, and air conditioning systems. These improvements are expected to result in a substantial boost in the energy efficiency of the entire project. The patio has undergone a significant transformation, evolving from a concrete parking lot spanning 6,000 sqm to a park open to the city. The park now boasts green hills, abundant trees, and native vegetation, with a total of 50 trees and 96 species of shrubs planted, positioning Diuna as one of the most environmentally friendly and nature-connected projects in Warsaw. Furthermore, the complex features 13 anti-smog screens adorned with climbing plants, and the former entrance area from Taśmowa Street has been reimagined as a woonerf with greenery and resting spots, now inaccessible to car traffic except for short-term stops. Moreover, dedicated infrastructure for cyclists has been established, including an underground cycle parking facility with 114 spaces, a changing room with showers, four electric bicycle chargers, cycle-repair stations, and above-ground stands. The revitalization of Diuna aligns with the principles of ESG and the circular economy. 

The main designer of the new Diuna is the MJZ Architectural Studio. The greenery design was overseen by iGreen Landscape Architecture, while the interior design and new visual identity were curated by Łoskiewicz Studio. The reconstruction is credited to the Reesco Group, and project management falls under the purview of the cmT Group.

BREEAM In-Use Excellent for Diuna

Diuna (formerly Marynarska Business Park) has been awarded BREEAM In-Use certification under the new v6 scheme at Excellent level. This high rating has been possible thanks to the modernisation carried out by PineBridge Benson Elliot and Syrena Real Estate. This is yet another certificate for the Warsaw office complex confirming its transformation according to sustainable building principles. Diuna has recently received Well HSR and WiredScore certifications. The certification process of the complex was supported by the consulting firm JWA.

BREEAM In-Use is awarded to existing buildings and the certification requirements focus on reducing energy and water consumption, mitigating the environmental impact of buildings, and providing optimum working conditions for users.

A number of solutions were introduced in the Diuna office complex during the modernisation to significantly improve its energy efficiency. Carbon dioxide concentration-dependent ventilation control, VAV ventilation systems and airflow control have had a significant impact on reducing carbon dioxide emissions, which were successfully reduced by 827 tons in 2023. The new measures to reduce water consumption include flow regulation in fittings in common areas as well as leak detection and prevention systems. With 80 m3 rainwater retention tanks, it is possible to reuse rainwater, for example for watering plants in the new courtyard of the complex, which is one of the most spectacular results of Diuna’s transformation. The concrete car park has been transformed into a 6,000 sq. m green park. With 50 trees and 96 species of shrubs, the venue is more welcoming and open, and the temperature of the courtyard has been reduced by around 15 degrees Celsius.

Imaginative architectural solutions, such as hills (dunes), create cosy green spaces with rich vegetation, a flower meadow and plant carpets. Smog screens planted with climbing plants not only serve an aesthetic function but are effective in stopping noise, dust and fumes. The changes at Diuna are not limited to environmental aspects and include completely renovated entrance lobbies with spatial sculptures, modern design and an art collection. The complex features a new 250 sq. m conference centre and infrastructure for cyclists.

Diuna serves as an example that older office buildings can compete confidently with the latest facilities in terms of energy efficiency and functionality. Thanks to improvements in building systems and inventive adaptation of common spaces to modern market requirements, they can become an attractive alternative for potential tenants. We are proud of the work we have done on this somewhat forgotten office park in Warsaw’s Służewiec district. The effects of its metamorphosis have been objectively and reliably assessed and ultimately confirmed by another certificate. The changes are also welcomed by the tenants. Diuna – how to turn urban concrete space into a climate island

The key works in the modernisation of Diuna office complex have been completed in Warsaw’s Służewiec district. The courtyard has been transformed from a huge concrete car park into a public green park. The common areas of the four office buildings have gone through a metamorphosis, and modern building systems have been implemented throughout the project. The effects of the upgrade are clearly visible. The surface temperature of the complex has been reduced by around 15 degrees. The final finishing touches are currently being put on the site.

Diuna, formerly the Marynarska Business Park, opened in 2008. It was a typical product of its time and place: Warsaw’s “Mordor” office district. Over time, the complex ceased to be attractive to tenants and investors. The potential of the investment was recognised by PineBridge Benson Elliot and Syrena Real Estate, which decided to thoroughly modernise and adapt the office park to current market requirements.

Tenant after tenant put their trust in the Diuna and see the future of their business in our complex. We are delighted with the renewed leases, which confirm that our great project, the thorough modernisation of the entire complex, is appreciated by our tenants. Since we started the revitalisation, all existing tenants have renewed their office space leases. The commercialisation of the Diuna is progressing and we are negotiating with new clients, who we hope will soon join the project’s tenant portfolio.

The starting point for us in the modernisation of Diuna was to create a new value for the project because real estate in Mokotów, although attractively located, has seen better days. We do not like to demolish anything and we strongly believe in giving projects a second life. We have already tested our business model of revitalising older buildings with HOP office building on Chmielna Street in Warsaw. For Diuna, we created a proprietary modernisation programme that covered three areas: the exterior and surroundings of the buildings, the entrance lobbies of the four office buildings, and improvements to the building systems. The strategy worked well. When we took over the project, the vacancy rate was 60%. Since we started the revitalisation process, all existing tenants have renewed their leases of office space and we have signed new contracts. At this time, the commercialisation of the complex is close to 75% and we are in the process of negotiating leases of further space. The new office park is popular with both the employees of the complex and the local residents,” said Witold Zatoński, founder of Syrena Real Estate.

As a result of the modernisation, a range of solutions have been put in place at Diuna to improve the operation of the building systems, including carbon dioxide concentration-dependent ventilation control, VAV ventilation systems, and airflow control. One of the most important measures implemented during the modernisation was the replacement of the chillers with energy-efficient screw chillers. Thanks to measures improving the energy efficiency of the buildings, a significant reduction in carbon dioxide of up to 31 per centis expected, corresponding to a reduction in CO2emissions of 1,575 tonnes per year. In addition, solutions reducing water consumption have been implemented at the Diuna, including the regulation of flows in fittings in common areas, leak detection and prevention systems, and an 80 m3 rainwater retention tank.

Thanks to the changes made at Diuna, an urban heat island has been eliminated. A concrete car park of 6,000 square metres has been replaced by a green park with 50 trees and 96 species of shrubs. This native greenery is important for sustainable projects. The vegetation humidifies the air and lowers the temperature of the courtyard. This has been confirmed by measurements taken before the patio was upgraded (in July 2021) and after the greenery was planted (in July 2023), which show that the temperature in Diuna courtyard has decreased by around 15 degrees Celsius over this time. The patio is sculpted with green hills – dunes. With this solution, the hills create cosy spaces and nooks filled with vegetation. Trees are planted in special structures exactly where the underground garage poles are located. On the patio, traditional lawns have been replaced by a flower meadow, which is home to many beneficial species of animals and a paradise for pollinators. The complex also features 13 anti-smog screens with a total area of 416 sq. m, which have been planted with climbing plants. The structures not only have an aesthetic function; they also separate the park area from the traffic of Marynarska Street, stopping noise, dust, and exhaust fumes.

Water retention plays an important role in the outdoor area of Diuna. All the water from the courtyard flows first into small reservoirs at ground level and then into larger underground tanks for reuse. In addition, we have designed a stream, a fogger with 200 nozzles producing a water mist on hot days, and an educational pavilion with a roof in the shape of a rain cloud to popularise the idea of water retention,” said Maciej Jakub Zawadzki, chief designer of the new complex from MJZ Studio. “When creating the new concept of Diuna, the social aspect was extremely important to us and we wanted to reinvent the place. We wanted it to serve both the office workers and the local community, be open to the city and encourage people to spend time communing with nature,” said the chief designer of the new version of the Diuna.

The former entrance area to the complex from Taśmowa Street has been turned into an 80-metre-long woonerf with greenery and resting areas. The entire area is free of car traffic, with only short-term stops possible. A new infrastructure dedicated to cyclists has been developed: a bike park with 114 spaces on the underground level, changing rooms with showers, four chargers for electric bicycles, self-repair stations, as well as ground-level racks. There is an internal cycleway running through the Diuna, which will connect the complex to the surrounding path network. The concept of a circular economy is also important in the revitalisation of the Diuna. All of the greenery from the original patio has been distributed to the tenants, and some of the materials from the demolition have been used in the new project, including old advertising masts as well as stone from the entrance hall used for the construction of an educational pavilion on the patio.

The four building lobbies in the complex have also undergone a transformation, with Anna Łoskiewicz of Łoskiewicz Studio responsible for the design.

We wanted a design that evokes emotion in the audience. We opted for huge artistic sculptures, placed in each of the office halls. The structures emphasise the fluid transition between all the common spaces while intermingling with the patio landscape. Art is an extremely important element that we used in the design. Works by Polish and foreign artists have been placed in the lobby interiors. We took care of the comfort of the tenants and users of the office buildings. A new 250 sq. m conference centre is available in one of the office buildings, with four rooms that can be arranged depending on needs. Comfortable spaces are available for work and for meetings in each lobby,” said Anna Łoskiewicz

The key construction work on the exterior and interior of all four office buildings has been completed on the site. At the moment, the Chief Contractor of the modernisation project, Reesco, is still carrying out work on the pavements in the outdoor area, and planting is being finalised. The two main entrance gates, the ramps leading to the underground car park, and the underground car park will also soon be upgraded.

Diuna (formerly the Marynarska Business Park) comprises four office buildings with a total usable area of 46,000 sq. m. Companies located here include Accord, NewCold, Colgate, Daikin Europe, Eurocash, Ford, JDE, Oceanic, S.C Johnson, FOUNDEVER, Business Lease, Leasing Team, and WDX. The complex houses a LUX MED clinic and a Gorąco Polecam café. The complex has a WELL Health & Safety Rating and WIREDSCORE certification at the Silver level. After the completed modernisation, the Diuna will apply for Breeam In-Use certification under the new v6 system. The investor is working with the Integration Foundation to make the investment as accessible as possible for people with disabilities.
